Urgent or routine?

Some problems cannot wait. Others need proper scheduling.

If anyone is in immediate danger, call 911. For a suspected gas leak, leave the area and contact the gas utility or emergency services before contacting property management.

URGENT EXAMPLES

Active threats to safety or property

Active flooding that cannot be stopped, fire or smoke, suspected gas leak, major electrical hazard, no secure entry, or a condition that creates an immediate habitability concern.

ROUTINE EXAMPLES

Issues that can be scheduled

Dripping faucets, minor appliance problems, a single noncritical outlet, cosmetic damage, screens, cabinet hardware or other conditions that are stable and not actively causing damage.

BEFORE SUBMITTING

Check the simple things

Confirm switches and breakers, replace accessible batteries where appropriate, check thermostat settings and note any error code. Never take apart equipment or attempt unsafe repairs.

AFTER SUBMITTING

Watch for follow-up

Keep your phone and email available. We may need more information, permission to enter or help coordinating an appointment with a vendor.

During your tenancy

Keep the record clear.

Written communication protects residents and owners by documenting what was reported, what was agreed and what happened next.

Rent and notices

Follow the payment method and due dates in your lease. Contact the office promptly if you believe a payment or charge was recorded incorrectly.

Changes to the household

Ask before adding occupants, animals or making other changes that require written approval under the lease.

Property condition

Report leaks, moisture, safety concerns and developing damage promptly instead of waiting for the condition to worsen.

Written requests

Submit notices, requests and permission questions in writing so the answer and any conditions are documented.

Move-out planning

Review the lease, provide proper written notice and request current move-out instructions before cleaning or surrendering possession.

Resident questions

Common questions, straightforward answers.

How should I submit a maintenance request?

Use the designated resident process once provided for your property. Until portal access is active, contact the office and include your address, phone number, a detailed description, timing, access information and photos when useful.

Can I make repairs myself and deduct the cost?

Do not authorize work, alter the property or deduct expenses without written approval. Contact the office first unless immediate action is reasonably necessary to protect people from danger.

Can a vendor enter when I am not home?

Entry and scheduling depend on the circumstances, applicable notice requirements and the permissions provided. Tell us about animals, alarms or other access concerns when submitting the request.

How do I add a pet or another occupant?

Contact the office before making the change. Approval, screening, documentation, deposits or other lease requirements may apply.

Where do I send formal notice?

Use the delivery method required by your lease. The office and mailing address is 6126 W State St, Suite 607, Boise, ID 83703. Ask the office if you are unsure whether another delivery method is also required.

Can I visit the office?

Yes, by appointment only. Schedule with the office before arriving so someone is available to help you.
