A clear beginning

What onboarding looks like.

Before management begins, we make sure the property, expectations and decision-making process are understood by everyone.

Property conversation

We learn about the home, current occupancy, ownership goals and what has—or has not—worked before.

Rental and service review

We review likely rent, condition, market readiness and the services the property needs.

Expectations in writing

Communication preferences, repair thresholds, reporting and responsibilities are established before we take over.

Property setup

We organize records, document condition and prepare the home and management systems for a clean handoff.

Management begins

We take on the day-to-day work and keep you informed according to the plan we agreed on.

Communication that fits you

You choose your level of involvement.

Some owners want every meaningful update. Others want us to handle routine decisions and send the summary. We set the balance from the beginning.

Update style

Choose how you hear from us

Real-time updates, milestone check-ins or concise summaries—the rhythm is agreed on during onboarding.

Decision limits

Set approval thresholds

We establish when we can proceed and when you want to approve repair or property decisions.

Owner questions

Before you hand over the keys.

Clear management starts with clear expectations.

What kinds of properties do you manage?

We focus on long-term residential rentals, especially single-family homes, townhomes and small residential properties across the Treasure Valley. We are not pursuing large apartment complexes.

How involved can I be?

You choose your update preferences and approval thresholds. We handle the daily work while keeping you informed at the level selected during onboarding.

How do you screen applicants?

We use consistent written criteria and review income, credit, rental history, eviction history and applicable background information in compliance with fair-housing requirements.

What happens when a repair is needed?

We document the request, coordinate an appropriate vendor and follow the approval threshold established with you, except when urgent action is reasonably needed to protect people or property.

How will I receive reports and updates?

We establish the reporting and communication process during onboarding, including routine statements, repair documentation and the update frequency you prefer.

How much does management cost?

Standard full-service management is 8% of collected monthly rent, with a $125 monthly minimum per occupied property. See the complete pricing page for included services and other charges.
