Resident fees & application costs

Know the charges before you apply or sign.

We publish standard resident charges so applicants can make an informed decision. The property listing and signed lease control whenever a property requires different terms.

Standard charges

Clear numbers. No surprise move-in pileup.

Applicants should review the complete listing and fee disclosure before paying an application fee.

Application and screening

$45 per adult

Required for each applicant age 18 or older. The application fee is nonrefundable and covers application processing and third-party screening.

Move-in administration

$100 per household

A one-time charge due before possession for lease administration, account setup and move-in coordination.

Security deposit

Typically one month’s rent

The exact refundable deposit is disclosed in the property listing and lease and may vary based on the property and lawful screening criteria.

Late rent

$50 + $10 per day

Applied after 5:00 p.m. on the fifth day of the month and continuing until the account is brought current, as stated in the lease.

Returned payment

$20

Charged when a check, ACH transaction or other payment is returned or rejected, in addition to any unpaid rent or applicable late charge.

Lease renewal

No resident fee

Residents are not charged a separate administration fee merely to renew an existing lease.

Move-out cleaning

Every home is professionally cleaned after move-out.

Residents are still expected to return the home empty and thoroughly clean. The better the home is left, the fewer vendor hours are required—and the lower the resident’s final cleaning charge.

Professional turnover cleaning · actual vendor cost

There is no made-up flat cleaning number. The resident is charged the documented vendor cost for the turnover cleaning required after move-out, as authorized by the lease and applicable law. Cleaning time, materials and condition determine the final amount.

Fee questions

Before money changes hands.

Is the application fee refundable?

No. The $45 application fee is nonrefundable.

Does paying the fee hold the property?

No. Payment does not reserve a home or guarantee approval. Follow the property-specific instructions and deadlines.

Does every adult apply?

Yes. Each proposed resident age 18 or older must complete the required adult application and screening process.

Will the home be professionally cleaned after move-out?

Yes. Every home receives professional turnover cleaning. Residents are charged the documented vendor cost as authorized by the lease and applicable law, so leaving the home thoroughly clean reduces the labor required and can reduce the final charge.

Are pet fees charged for assistance animals?

No. Legally recognized service and assistance animals are not treated as pets. Contact the office for the reasonable-accommodation process.

Can fees differ by property?

Property-specific terms may differ. Any difference must be disclosed in the listing, application materials or lease before the applicable payment is due.

Questions before applying?

Ask before you pay.

Review the written criteria and begin with a timestamped rental inquiry. No application fee is charged until the secure full application is submitted for screening.
